One of our Feefo reviews from November suggested the TAB team deserved to be knighted. Iam not sure we have quite earned that yet, but I will take it.
But it did get me thinking, because behind that review is something I care about a lot. The brokers who bring us their most complex, most time-pressured cases and trust us to deliver on them. That trust is not given lightly in this industry, and I never take it for granted. So I wanted to use this post to share some of what we have been completing recently and let the people we have worked with speak for themselves, because they say it better than I ever could.
A £5.85 million bridge: what it looks like when sales and underwriting work as one team
Michael Grant led the relationship on this one from day one, and Chioma as Underwriting Manager owned the deal internally and drove it all the way through to completion. This is something I talk about a lot at TAB because it matters: sales and underwriting working in the same room rather than passing cases between departments, because that is what keeps a deal moving when things get complicated. Craig Booth at Abbey Capital introduced the case and said this after it completed:
‘There are not many lenders I can say are really good to deal with, but you are. Hopefully this is the first of many we do together.’
Craig Booth, Director, Abbey Capital
Craig, we're ready when you are.
Why brokers keep telling us that direct underwriter access changes how a deal feels
Anil Mistry brought us a bridging case for a client buying and converting the top floor of a fully commercial property into residential use. It had the legal complications you'd expect with a case like that, but it completed and the client was happy. Anil wrote about it on LinkedIn afterwards:
‘TAB were brilliant throughout, and having direct access to their underwriter, Justice, made the whole process flow smoothly. In the end, everything came together exactly as planned, and the client is delighted.’
Anil Mistry, Bridging & Commercial Finance Specialist
Aijan Aldridge: two completions, including a £1.265m bridging facility and a 75% LTV auction case delivered in three weeks
Aijan Aldridge joined TAB and hit the ground running. Two weeks into January she completed a £1.265m bridging facility for an experienced property developer, a case that needed speed and certainty of execution above everything else. The team delivered both. That set the tone for what came next. Her second completion was an auction purchase at 75% LTV with a three-week deadline on the clock. She managed the whole case herself, found a solicitor for the client at short notice, and got it over the line. The client left this on Feefo:
‘She helped us not only in securing the funding but went above and beyond to secure a good solicitor for them too. The underwriting process was very smooth, and we had our own underwriter, which is very rare in our industry. Amazing service, highly recommended.’
Feefo Review, 5 stars
That phrase has come up in several of our reviews now, and it probably says more about what brokers are used to dealing with elsewhere than it does about us. When something needs resolving mid-deal, being able to reach the person who owns the case internally makes all the difference to how quickly it gets sorted.
Ring the bell, Aijan.
More broker and client reviews from recent months
These are the ones I share with the team. The knighthood nomination is in here too.
‘Simply unbelievable. Justice Marima, Yohann Ifrah, Jack Bonner and the team put us from bridging finance onto a term loan and completed everything in 20 days. I've completely lost faith in lending from the clearing banks. TAB, you deserve to hoover up more market share, and your team are so efficient they deserve to be Knighted.’
Simeon Anderson, Feefo Review, 5 stars
‘Uncomplicated would be a key word to describe TAB. Dealing with Kristofer Day was a joy and he has been diligent all the way through, top marks.’
Stuart Dougal, Feefo Review, 5 stars
‘Thank you to Chioma, Sophie Meller and the team for assisting with a complex commercial bridge for my client across two assets in London, one being a refinance which fuelled the purchase. A pleasure to work with.’
Aakash Nagrani, Feefo Review, 5 stars
‘Flexibility with client demands and requirements, met with processes and people to make a deal happen. Would recommend TAB as the culture is to lend and not just say no when you have a complex transaction. Great follow on support for our clients too.’
Mo Chishti, KR Total Money Management, Feefo Review, 5 stars
We made a strong start to the year with the opening of our new £1.63 million facility
We're growing in Scotland, and the pipeline is starting to reflect it. At the start of 2026, we completed a £1.63 million facility in Edinburgh. Scotland is a market I've been paying close attention to for a while now. A lot of specialist lenders have been slow to move there, and I think they'll come to regret that. Kristofer Day has been building broker relationships up there with real care and consistency, and the results are beginning to show.
We held our first TAB Supper Club in Glasgow, which Kris put together. A small group of brokers and property professionals around a table, good food, and an open conversation about Scottish lending. Laurie Duncan from Real Property Scotland described it as quality scran with some lending bants mixed in. I'll take that as a five-star review. Bobby Welsh from Simple Financial Planning added:
‘Great to work with a lender who, from the very top, is keen to hear how it is from those advising day to day with a view to making things better.’
Bobby Welsh, Simple Financial Planning
More of these are coming. If you're based in Scotland and have a refinance, acquisition, or anything with a tight timeline, get in touch with Kris on 07310 271646 or at kristoferd@tabhq.com.
Why I show up across every platform, not just LinkedIn
I posted recently about how deals don't get done on emails. They get done when you sit across the table from someone, shake hands, look them in the eye. Sy Nathan, who is well known in this industry and someone whose thinking I respect, responded to that post and said real trust is built by being present with the people you work with, and that nothing replaces a face-to-face meeting for laying solid foundations. I couldn't agree more, and it's good to know the Supper Clubs are striking a chord with people who think the same way.
But Akhil Mair sent me a message on Instagram one Saturday after following my content for a few months. We spoke that same weekend, completed a deal, and are now working on two more together. He told me the consistency of what I post gave him the confidence to reach out and move quickly. You never quite know who's paying attention.
Earlier this year I was named in Mortgage Introducer's Global 100 list of the world's best mortgage leaders, alongside people like Tanya Elmaz at Together, whose work I have a lot of admiration for. I'm grateful and, if I'm being straight, a bit surprised. But the Feefo reviews in this post are a better reflection of where we are as a business. The knighthood can wait.
Bring your next deal to TAB
TAB has a £500 million facility from AB CarVal and a team built to handle complex, time-sensitive cases. If you've got a bridging or mortgage case to discuss, submit it here or send me a message.
Let's go.
